Clubhouse Closed due to pipe burst

Good Afternoon Port Potomac:
Now that we have had a few days to investigate the property damage,, I'm able to give you a clearer picture of what we will be dealing with in the future,
On Tuesday a sprinkler pipe over the clubhouse kitchen blew a pipe coupling and flooded the entire building. There was 3 inches of water from the media room to the activities room upstairs and from the fitness area to the bathrooms downstairs. With water coming through the ceilings downstairs.
At this time the building has been closed by the Fire Marshal, until the sprinkler system is operational again and the Building Inspector, who has classified the building as "uninhabitable."
The massive damage is covered under the Associations Insurance, At this time Serve Pro is extracting water, drying out the building, removing damage floors and drywall. Their estimated time frame is 3 to 6 weeks. After ServePro is finished a General Contractor will be hired to replace all flooring, drywall, woodwork, ceilings etc. After the General Contractor is finished we will need to replace furniture, kitchen and fitness equipment as needed. The scope of this project is still being determined.
Unfortunately all this means the clubhouse will be closed for an estimated 12 weeks, and that is if everything goes smoothly with no additional damage found. We are looking into possible options to provide some services to the community and will update you as we go.
Because my hands are full with the reparations, if possible please email or leave a message for Jaimie or Royce with any questions or issues you may have, they will be able to respond to you in a more timely manner. You will need to leave a message for a call back as the phone system is not presently operational, but we are able to receive messages and check them numerous times a day.
